What is IDX reciprocity and how does it affect me as a Seller?
The importance of internet visibility in the marketing of your property simply cannot be overstated. More often than not, today’s Buyer’s shop online. They choose the properties they want to look at. Therefore, maximum internet exposure as a Seller is the goal.
IDX (Internet Data Exchange) Reciprocity helps add to your exposure. What is IDX Reciprocity? It’s a program in where real estate brokerages give each other permission to display their Listing’s on each other’s web sites. Real estate brokerages who participate can display all of each other’s active listings made available to the program.
Participating in this program allows for greater exposure of a Seller’s listing. At last check, 96% of SRAR (Saskatoon Region Association Realtors) member listings were reciprocated via IDX. Why? Because as a Seller, it’s in your best interest. Your goal is to sell the property and the more people that can view translates into a larger pool of potential Buyers.
The Listing contract between you and your Agent/ Brokerage is a mutual contract. Before you sign a Listing contract with your agent, ask them if their brokerage participates in IDX. After all, you don’t know what website your Buyer is going to visit.
